About Part Exchange-It couldn't be easier...
· When you have decided which new home you would like to buy from us, we will ask you for some brief details of your existing property, to establish that our Part Exchange process can be used
· We will arrange for a local Estate Agent to provide us with a valuation of your home
· We will make you an offer for your property, usually within seven days (subject to a satisfactory valuation report)
You should note that any offer will assume that carpets, curtains and light fittings will be included. Exact details of other fixtures and fittings will be agreed separately.
You will need to arrange for any gas appliances or fires to be checked by a Corgi Registered contractor so that you can provide us with an appropriate certificate, prior to exchange of contracts.
· Provided that you are able to accept our offer, you can then complete the paperwork to formally reserve the plot of your choice. You will be asked to pay a reservation fee, which secures the new property for four weeks, at the end of which you should be in a position to exchange contracts with us.
You should appoint a solicitor to begin the legal work and you will need to arrange a mortgage, or other finance (if applicable). If you need help, we can recommend solicitors within your area and would be pleased to introduce you to an approved Independent Financial Advisor.
· We will write to you, to confirm our offer and to provide more details about the Part Exchange process (which we recommend that you discuss with your solicitor, without delay)
· On receipt of your signed acceptance of our offer, we will begin marketing your property immediately, with an Estate Agent of our choice, who will arrange for a For Sale board to be erected.
You will be required to allow potential buyers to view your property, by appointment with the Estate Agent (as if you were selling it yourself).
· When legal completion takes place (which is when you receive the keys to your new home) we will retain the fee you paid on reservation. This will be returned when we have visited your former home and established that it is in a clean and satisfactory condition and that all carpets, curtains, light fittings and all previously agreed fixtures and fittings are in place.
· Should you withdraw from the Part Exchange process, after our Estate Agent found a suitable buyer for your property and you then proceed to sell to that buyer, you will be required to pay the full Estate Agents costs and we will retain the reservation fee.
· You will not be required to move out of your present property until your new home is complete, safe in the knowledge that you have a buyer who won’t let you down.
